appraisers not knowing how to appraise.

Recently had house appraised and the appraiser did not include upgrade that add value to home. This of course prevented the refinacing of home. they were off by 100,000. Home was appraised 2 years ago for 100,000 more. I would not recommend them if you want to buy a home. homes a few doors down sold for 100,00 more than mine and mine is bigger and in better shape.
